Having managed a 1306 lot senior mobile community in Florida, I can tell you that all owners want is lot rent... what is on the lot tends to be an after thought.

he also wants to invest. he wanted me to sign a co wholesale contract or something. i said no. but it was funny he couldn't decide if he wanted to be an investor buying/selling for himself or a broker buying/selling for other people.

Generally speaking, they will need you to show two years of tax returns to verify your income, which shouldn't be an issue of how many chunks it came in.
