A license does offer a competitive advantage because, like Eric said, you can list your own houses and save part of the commission AND you can collect a commission on the front end essentially lowering your purchase price.

I'm looking into wood vinyal which can directly go over existing floors so I can save on demoing the existing floors)-Bathrooms (total of 3 bathrooms)-Paint-(interior and exterior) I would appreciate and advice I'm doing this for the first time and I'm confused.Thanks

I personally wouldn't do much to the bathroom, I'd demo the kitchen, and a little bit of mild work otherwise.
