@Larmon Cummings Jr  sending the same messages repeatedly is considered spam and triggers the automated filters. 

This is part of my business that I would like to automate but if you feel that timing is that much better with having checkbook control then maybe I will reassess my options.

I get automated listings from the MLS every day from my buyers agent.

I've looked on ACRIS (The Automated City Register Information System) and see no record of any open tax liens on the property (county, state or federal).

Tax values are determined through what is called an automated valuation model ("AVM"), and this is a computer program like what they use on Zillow, Redfin, CoreLogic, etc, and it determines the 'value' of your home.

My understanding is that it is "automated" - which made me skeptical.

If you do decide to self-manage, I would recommend to really prioritize systems and rules, to use an automated platform for rent collection (Cozy, etc.), to set boundaries on hours when you will accept calls, consider a business phone line that is separate from personal cell and perhaps hire a helper to assist with simple, tedious tasks like posting ads and initial screening. 

Then I send them an automated email via the credit bureau so they can pay for the background check directly.
