Should I create an LLC at this point to protect my personal assets and tax planning?

Would it be better to form an LLC or LLP for this type of deal and should it be created in MN or CA?

I do have other towns in mind as a backup, but my first choice would be to continue investing in the town I already live in. 

I personally created a legally created ADU or mother in law unit.
