I visited a vacant property and spoke with the neighbors tonight.

And, any idea how much deferred maintenance there is from pictures or if you visited?

I know a rehab will be hard to handle from a distance, my max distance will be up to 2 hours, but i want to get in a property already but want to be some what sure of the area. thanks guys for all your responses ahead of time. 

@Jeffrey Lester You could go ahead and get your license while you are in school.

You def want to set it up where you're not paying ahead of the job, though.  

Thank you very much, I just got off the phone with him and he told me that I had to get it out of the land in 1 week, so I think I'm going to go ahead and pass on that offer.

I've learned to give him a heads-up, that I have a few things here and there that need attention.

i would say kitchen and bath. they dont really notice paint and and floor that much. then again, they would not visit every property posted.
