You can do a private sale, just get a RE lawyer and have him write up a contract or have an agent write it up for a flat fee.

While there are exceptions to this rule, I would try to find out if the lawyer owns his or her own title company.

Make sure you have a lawyer write up a partnership agreement form that you would both sign.

I don't know either.. pay the money and get a good CPA/lawyer/ 1031 expert, you are playing with fire, you want to make sure you get it right

Do I need to go spend the money talking to a real estate lawyer and title company before I even approach any sellers?

With 25K in the bank you should hold some back as a cushion for the what if's (vacancy, tax, lawyer, dishwasher, etc.)
