Again, I am unclear who has an equitable interest now and whether a solution might be reached by offering the attorney representing the owners to drop a foreclosure lawsuit in exchange for a Deed from the heirs affidavits of heirship.

Your interest rate portion has me confused because the buyer at auction is going to either fix it and sell it to an occupant that gets a loan at the higher interest rate, or fix it and sell it to an investor, who will likely leverage it using a bank at the higher interest rate.Your LLC solution also only works if you are not managing the properties.

I think this is a viable and functional solution if a complete remodel isn't feasible right away. 

There was an initial treatment and a weekly followup for several weeks, till all the bees died.

Also, if you scale and want to outsource your bookkeeping, a cloud-based solution will work a lot better than a local, on-prem solution.
