Big players are certainly getting ready to pounce. 

Mark's lunches (and coaching), the Hard Money Bankers meetup, and the Anne Arundel County meetup all have some big players in attendance and some great content.

Find the buyers, drive around town looking for active rehab projects, ask the contractor who the builder or the investor is, go to the building department in your county, find the guys there looking for permits, go to the closest investment club meeting, the point is to locate a handful of serious players in your town and find out what they consider a deal.

Figure out who the key players are in your area.

I predict that a lot of players will be getting out of the business either because they don't like the small profits or because they bought in the hype and now they cant even cover their large mortgages. 

I truly hope that all of the players in this mess are held fully accountable.To your predicament.. what has the PM told you about the area where your property is? 

Many big players have attorneys on staff, on retainer, or both.What you're attempting to do is to transfer the risk of legal time for filing, law and motion, discovery, negotiation, appearances, any court sanctions, etc. on to the legal firm.
