I want some sound advice and people to help introduce me to more information so that I can educate myself and work towards my goals.

We are educated but we lack the practical experience, our heads go blank once we try to map out the process and due diligence with hard money lenders and contractors. 

@James Dickens I am just getting into multi-family do you have any recommendations on educating myself?

This community is such a supportive resource, and the opportunities for education are rich.

I’d have to do FHA, and I'd feel over-leveraged at this price point.  

I've been binging webinars, youtube vids, podcasts and these forums and attending networking events in my area to educate myself and meet like minded people that I can learn from, possibly shadow and evenutally/possibly work on a deal with.
