I've licked the back of lots of envelops for Direct Mailer's, moved staging furniture, etc whatever the full time investor's needed help with, and it'll pay off eventually. 

If they end up having to physically remove a tennant from the building and put furniture on the sidewalk that date is two weeks after the judges date.

Should I sell my tools and furniture and buy replacements in HI, or ship everything over?

It's a definitely an overwhelming process - picking the right furnitures, decorating the space, stuffing the house, etc.

If rent can offset the cost of renting furniture (or you can use some of yours) it might work. 

LOTS of reasons:- Stains the walls and ceilings when people smoke inside- Gets inside the carpeting and makes the house smell bad -- really gets into curtains and furniture too- Can make burn holes in carpets- People put them on the counter tops and they wind up causing stains/burn marks- People flush them down the toilet and it causes clogs- Butts litter the ground around the house because smokers seem to think littering butts is okay (when did just throwing a used butt out your car window or anywhere outside on the ground become "okay"???)
