spending a few hours on a rei website will do little toward improving your goal achievement position.this rei stuff is like an awakening for alot of people...it may even last for 3 or 5 months...but if you don't commit to it and either buddy with someone who's done it, or push yourself to do it, you're interest will drop off and you'll end up just not doing anything.if you want to change your life, half measures won't cut it.

Hmmmm.I have one full time crew that rehabs so I can't bash it too much but I definitely prefer wholesaling anything I have.First off, I can't efficiently rehab all the houses I come across.

Then I transfer "permanent" items into the new one; tax and insurance papers, paid bills for "capital" improvements etc.

Now developing increased financial responsibility with what they currently have and with what they will have, will insure that this increased income will not leave just as quickly as it came, but I am just not sure that topping out a 401K or paying off all your debts is the most efficient and effective way for everyone to get ahead.

Either way using a GRM to prequalify rental deals is a quick and effective way of being efficient in looking for deals.Now as one of your "take aways" accurately stated, if your primary exit strategy is long term rentals then reaching your rental numbers is definitely more of a priority than buying at a discount.
