There definitely a deeper root cause of why the kids is the way that kids is.

By the time you distribute the proceeds, you will theoretically have already paid taxes on it, thus it is normally not taxable.There are always exceptions, so have a chat with your accountant if you want to really dive in the details. 

Then for properties that seemed like they could be anywhere close to a good deal, I dropped them into my spreadsheet for deeper analysis. 

I know I have some deeper analyses to do, but am waiting until I have MLS at my disposal to start doing deep dives. 

Keep expanding your knowledge and gaining a deeper understanding of the industry.

The last few weeks as I have dived into learning and studying has felt like a firehose everyday. 

Couldn't seat them deeper after the years of rusting in place so had to put in new deck screws deeper & sacrifice the older ones with the grinding. 

I have plenty of sales/digital marketing/management experience so I feel that I’m going to love being real estate, yet I just wonder if there are reasons I should be cautious about diving into these murky waters at this time.I’m currently looking at 4-bedroom homes, $265k-$385k range and rent the other 3 rooms. 

I will definitely dive deep into the research of these areas.
