There are a lot of meetups in North Jersey.  

I don't have the risk tolerance nor the patience or oersonality to deal with low quality tenants.

I am a fellow investor on the north side of Chicago.  

My city limits the number of unrelated adults to 4, and a college town north of me limits it to 3, so definitely check with the city.Also, when you're making your lease, make sure each girl knows that they are responsible for the entire rent, should all 4 others bail.

If my car was registered at an address less than a 1/4 mile north of mine falling into Detroit, my vehicle insurance would be $700/mo, though NOTHING else at all would change about my insurance profile.

Frisco is really nice, but as an investor, you might be too far away from everything you want to invest in (depending on your strategy).I will also say that the north of Dallas area is saturated with investors and rehabers right now, so it might be a bit hard to get traction, but it's still a good place to invest.
