@Pete Perez - I currently get insurance through State Farm, monthly premium works out to about $65 (I'd have to check that again, might be a bit less) for a duplex with two 1bd/1ba 760sqft units, wash/dry included, 1955 brick structure.Let me know if you'd like my agent's contact info, I'm sure she'd be happy to give you ballpark quotes!

I've never personally done it, but a co-worker of mine bought a pressure washer and does pressure washing on the side...maybe $500-$1,000 investment (less if you don't go commercial grade) and you can get $100 per job on the weekend.
