I would say used with that expected hold time of 5 years but only if there is going to be at least a 12 month labor warranty.

You have $135/month for maintenance and capex, I would buy a Home Warranty at about $60 per month and take out the capex as they will replace any major systems.I think you have a good deal here.  

You are also at the one year mark where you would have a warranty / correction period that the contractor would have to honor.
