"a Berkshire Hathaway affiliate" in Pasadena, MD.The only way to know for sure is for you to sit down with that broker, go through the interview/pitch/show&tell thing they got for you, then ask those questions.With that said, because my broker ,Champion Realty, is an affiliate of the Brokerage you're interested in "Berkshire Hathaway", my assumption is that they would operate somewhat similarly, so I think my opinion might be valid.

You have $135/month for maintenance and capex, I would buy a Home Warranty at about $60 per month and take out the capex as they will replace any major systems.I think you have a good deal here.
