@Sayed Amin AzizI'm going to venture out and say that if you had to ask this question, you're probably not ready to purchase an apartment complex in Phoenix.Think about it... when you play Monopoly you buy the little green houses first, then the big red hotels.

The market is too overheated here and want to venture out of state.

Venture capitalists, large or small, big business or individual with equity, are entities looking for someone else to provide a return on their investments.

Sounds like you are looking to JV (joint venture) with people and learn as you go.

I am interested in starting  my new venture in wholesaling.

I worked out a deal with the land owner to do a joint venture, we're giving him $50,000 up front which we get back when we sell the units and he gets one for free free and clear.

I have had some success here in my local Los Angeles market but with the high price points and the inconsistency in deals I am looking to venture into a new market.

Not all deals will be home runs, but nothing ventured, nothing gained.
