I got no gameplan and I am new... i want to find a way to focus my energy and time to get my first deal.   

Focus on the end goal.With extreme cases, I try to identify any barriers that would make it difficult for the tenant to move, do what I can to address those barriers and make the move easier for the them.

I'd REALLY like to buy locally, but in the Atlanta market, property values are so much higher than rent - and my investment strategy focuses on cash flow, so the numbers just don't make sense.

I would suggest you figure out what your goals are and narrow down what type of property you want to focus on investing.

For most,  they should focus on income streams outside of real estate that can be increased and funneled into income property.All the best!

I would focus on a few areas and look for good deals.

Hi Ken..I agree with you everyone is putting great effort into the project...but you mentioned the GC was Her to g weekly or biweekly payouts so that's why I focused on that..

@David Greene talks about building a team, and that’s where I’m trying to focus at the moment.

Go with your vision, put your eggs in that basket and focus like hell on that basket.
