Your mortgage payment, HOA dues, routine maintenance, special assessments, vacancies, utilities (at least while its vacant), legal costs, CPA costs, advertising, upgrades, etc all affect your ability to make any money from the place.

In short, I would say the old rule applies of don’t sign anything if you’re uncomfortable about it, but I think at a certain point, personally, it can help professional relationships grow when you have found the right agent for you.
