I enjoyed the book and it was very insightful, but because it fell under the BP umbrella I ended up coming across another book- The book on Rental Property investing by @Brandon Turner.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is likely to be higher, then you may consider an umbrella insurance policy.

In the meantime increase your personal liability limits if you're concerned or get an umbrella policy

If we take out an umbrella insurance policy, is there any long-term need to still quitclaim to LLC?

Possibly just a realtor who does property management work through their broker's umbrella for a handful of clients. 

I have umbrella insurance and even short-term rental insurance with a high liability amount since I do own a seasonal rental in Arizona.

Since we are both the beneficiaries of the trust, it is all under 1 umbrella.
