I have been on the sidelines for a while now and would love to pull the trigger on a duplex or triplex near me as well. 

theres so many sealers on the market, many which are broad spec (wood, concrete, brick, tile, etc)one thing i notice is they are all so thinned out and mostly distillates, so of course they will be breatheable being such a thin layer once dry and barely there once weathered (sun, wind, moisture, heat)i use them anyway, go thru lots of gallon tin containers.. mostly thomsons breatheable

The plaster had been replaced by dry wall, the pluming was redone as well as the electrical (minus a few cut cords) the furnace was shot tho.

@Zach SchwarzmillerYou can get a cement mix (premix or dry) specifically for patching holes in slabs and walls.  

My husband and I are also looking to get a rental or two sometime in the near future but we've been too skeptical about the properties we've found to pull the trigger.  

There is money to be made in every cycle and to use the buying opps of 09 to 2011 as the only time you could get REAL deals or GOOD deals does not make a lot of sense.. for those that pounced yes they got great deals.. for those that we too afraid to pull the trigger or were messed up with pre crash assets and could not pull the trigger they kind of missed out on that opportunity however that does not mean we can't all find good to adequate deals today...

I'm close to pulling the trigger at RTA Kitchen Cabinets, but $3k... gahh...

I'm still in the dry run stage looking for virtual dry run deals before I take the big plunge.

When you sell or otherwise trigger some kind of tax event, then that capital growth also becomes a capital gain.
