I am a former insurance agent and was presented with multiple certificates of insurance that when I went to verify them they were actually not valid and/or the insurance was not the proper type for the work being done or may not have extended coverage to any workers or employees or contractors they were planning to bring on site to wortk.

Many people who are long term renters can't save enough money or have problems with credit, hence they are still renting.

this worked out well in the short term for us.  

I'd counter at a price and term that works for you.

I would not be opposed to a long term (maybe over 30 years) removal of this interference.

Do you intend to rent the property out via short-term or long-term rentals?

I don't like the terms and would try to avoid.We could still do a conventional loan and if I'm not mistaken it'd be this whole "gift money" thing so the shared ownership wouldn't be recognized legally.
