@Danny Randazzo I have adopted a technique I heard on an early BP podcast episode called the "three food rule".

I have implemented these techniques and the tenant becomes more engaged in the property and builds a relationship with me during the process. 

I'm currently on "Never Split the Difference"I think it's a worthwhile book that can teach most Individuals various negotiation techniques.

I plan to enroll in the Interactive Media Design program there in which I'll learn marketing and design techniques that I plan to apply to real estate investing.

I'm hoping that the new fracking techniques make the area more competitive, resulting in less fluctuations in the job market, but we'll see.
