I'm in LA so same problem here, and I've always bought out-of-state and prefer it.

I spoke with a large commercial umbrella insurer and they preferred all my rental properties be under my personal name which didn't sound right.When I asked if the commercial umbrella would cover all my properties should I place each one in an individual LLC, they said I'd have to get a commercial umbrella policy for each unit. 

From there it really is your preference on where the money goes.

But im kind of nervous to start on my own thats why id prefer a partner!

When your out numbered 6 to 1, its dark and in a rural place, I would prefer to settle matters peacefully.

A little of both..I guess I can share here: what my goal is is to develop housing, preferably single family units in neighborhood sections for low income families.

Some are preferable to others, especially in distinct areas.

I know MLS is the preferred source but so far it's been inconvenient to keep asking realtors to give me comps on my properties. 

I would prefer a realtor that has knowledge on rehabbing properties.
