I hope we don't lose Theresa here, I agree with Dion and Bill on a lot of what was said but I want to clarify some of the differences I've noticed in my company's data when it comes to working 1st versus 2nds.My assumption is that %'s here Are dealing with FMV/BPO figures, as the UPB on underwater notes is an irrelevant number.

Sounds like what the listing HUD broker is saying is that they cannot be involved in the type of transaction that you are putting together as it is against HUD selling procedures and they can lose their listing status with HUD.I do not do residential but I would not put my livelihood on the line for a wholesale buyer trying to work the system to make money.

So if you want to put in hundreds of hours to find the one property others are not submitting multiple offers on then the payoff is great for you but I wouldn't expect a seasoned broker to do that simply for the time versus return just isn't there.Hope it helps..........

I believe most of the books in the library have been somewhat vetted or they wouldn't have purchased them for agents.I also know that there are investor oriented materials as I know many Realtors that have spoken about so and so's method or system and a few Realtors attempt to incorporate investor tactics into thier business.I was hoping some of the established investors here would provide some suggestion, not only as to a book but what to dig for, what interests you or the majority.
