I've secured financing, decided that pursuing a BRRRR deal sits well with our risk tolerance and financial situation, and now we have to find it.While "driving for dollars", Zillow, and networking have landed me a couple leads, I feel as though working with wholesalers will be a huge asset. 

The tenant meets my criteria. i was just wondering about his situation being a recent move in town if there is anything special to that situation I should know/ask about 

I've been DIY on the turns to control costs but it's also costing me time and stress so I was interested to see what outsourcing that would cost.

@Andrew Beshara, I've helped a lot of foreign investors acquire properties here in the States and have a great attorney/cpa firm that can assist in your individual situation and what your income tax implications may be.  

During the sale, she agreed to a lease.The thing is she's a smoker and I'll ask the people downstairs not to smoke inside.The lease agreement as not yet been signed.Current state of mind : I'll be asking her not to smoke inside.Have you ever lived a similar situation?

In that situation, if the tenant does something that results in a hard pull of his credit and reduces the average age of his credit, such as co-signing on a new auto loan, then his credit can take a temporary tumble.I would vet the tenant through former landlords and make sure that his income is stable and meets your criteria before renting.
