I really enjoy the aspect of helping investors since I have lost money in the past when investing out of state. 

Without extensive experience in all aspects, the estimates on each piece would be educated guesses at best.  

But if they level with the seller on this aspect they are worried the seller wont respond.. becasue after all they did send out a letter stating THEY are going to buy the property..

That's the teamwork aspect of real estate investing that I love, and a way that we all help each other achieve more together!

You want an accountant that can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.I noticed in your profile that you are house hacking. 

I really do it for the lend-ability of a W-2 job (I usually buy with HM and refinance) and the educational aspect. 

However, if someone is so uncomfortable with debt that they can’t emotionally separate debt for investment from debt for consumer items, than they’re probably better off limiting their expectations at to the beneficial aspects of real property investing.  

@Jon Fletcher This arrangement is going to cost more for the accounting aspect.

Would you be able able to deceive every aspect about the deal?
