I'd like to know if anyone does Lonnie deals in Southern CA.  

In my circles in the Baltimore area, south FL area, a few markets in northern and southern CA, across many investors with 20+ years experience and hundreds of doors each, calculating the likely CAP rate of a potential purchase (NOI / expected or max or acceptable sale price) to compare the attractiveness of one potential purchase to another is commonplace.   

I’d like to invest in properties near me, but my area is kind of pricey, so I’d like to explore Chicago and surrounding areas, as well as Milwaukee and southern Wisconsin.  

Because it was southern CA the cash flow was minimal, and eventually we sold it and put the equity to work in an apartment building in the midwest.  

The returns on properties everywhere in southern Ontario has shrunk.

Last month we had 100 people show up, had an excellent speaker share about wholesaling and we enjoyed some great southern BBQ!
