@Demetri T.I'm no lawyer like you are, but I don't think "companion animals" get the same protections as service animals.

You don't get to have a companion animal in your apartment for someone else who doesn't live with you.  

I'm currently in the process of releasing my duplex and I've never been a big fan of having animal in my unit.

Reasonable cleaning costs would include the cost of such things as eliminating flea infestations left by the tenant's animals, cleaning the oven, removing decals from walls, removing mildew in bathrooms, defrosting the refrigerator, or washing the kitchen floor.

I include a link to the city's animal ordinance and have updated my lease to include a place for them to initial and acknowledge those specific requirements (which include micro-chipping, leash laws, etc.) 

Pets are animals not human family members and should never take priory when making real life decisions.

Have you verified the animal is dangerous?

We charge an unauthorized pet fee of $50 if someone brings an animal onto the property or into the residence without our prior written approval. 

But, they're rarely party animals.

I make mention, during the showing, of no smokers/smoking just like no animals are permitted.
