After speaking to a real estate investor recently, I got to find out that one of the most important things for wholesaling (if not the most important) is networking, that goes from buyers to listing agents and everyone involved in the sale and purchase of a property.

I just finished updating a rental property where I was previously paying $990 for an annual ACV policy. 

AB1482 states that "single-family homes/condos (residential real property that is alienable separate from the title to any other dwelling unit) are exempt from AB 1482 if (1) the owner is not a real estate investment trust, a corporation, or a limited liability company in which at least one member is a corporation and (2) the owner provides the tenant with a written notice of the exemption"The part that is confusing is "...a corporation, or a limited liability company in which at least one member is a corporation."

Looking to get started in rental properties.

I'm a financial planner who works with real estate investors - we have a client who plans to renovate a Clinton Hill (Brooklyn) property that has been in his family for generations into a multifamily rental.

I know that I can keep going as an owner builder, but I also want to build new construction commercial properties, as well as having the GC license for credibility when working with other investors in the future. 

Do you utilize a property manager? 

I have a program that will go to 80% on a cash out depending on the state the property is in. 

We own and self manage three rental properties.
