You won't run afoul of Fair Housing and you won't be tempted to 'help' or 'be a good citizen'... not that you aren't helping, but its much less emotional (and easier) to set and stick to your criteria.

Any debt the buyer would be responsible for the senior lender wants to know about it in consideration for a loan.Sounds like you are trying to sell this property to a retail buyer and they all want FHA for 3.5% down and the complex will not qualify.At 20% down most will be investor buyers.

The PAL agent can really give you all the info about the encumbrances on the property and what liens stay and what are extinguished.Pretty much if it’s not a judicial sale you’ll owe senior liens like mortgages - so you’ve got to look out and make sure that the property your buying is actually being foreclosed by IRS or you’ll be responsible for paying the senior encumbrance and the senior can foreclose on you after your redemption period.

Try your senior citizens organizations, handicap support organizations, your building regs office will probably know who does this as well.Adding a ramp or rail now I don't see as an issue, John is an attorney and seems his thoughts should really be considered so you can sleep well.....
