We classify this deal as "Asset B" and classify the first property as "Asset A".

What happened the last time the NOVA market pushed buyers out to Winchester is that the rubber band snapped when the market went down and they all went back. 

To get that return, you would have to be looking at lower end B and C class class properties which you can still do quite well with.

They are sitting on brick / mortar foundations and are hurricane banded.

In all seriousness I own a couple rentals in Round Rock from when I lived there and the taxes on that home I bought for $150K are only $1K less than my home in Socal worth over half a million.

Once you put a tenant in the property it starts to look like a consumer loan, which screws up their ability to charge higher fees/rates.Two suggestions, 1) It's kinda like your 10th grade science class experiment, in that you want to "get the big rocks in first."

If you can move the contract yourself from point A to Point B and back instead of letting the attorneys overnight it then you can get this process done fairly quickly and hope no one has put in a higher offer.
