This never happened to me, but if you are looking for a property, and the bank decides your credit risk is too high, they can reduce the line amount or withdraw it all together.

The entire purpose of down payment is to reduce risk and it doesn't get any riskier than a first time landlord with no cash.There may be private money lenders who are willing to do 100% financing.

If the property is vacant for a specified number of days (30 - 60 days) the clause will eliminate or reduce certain coverage (water damage, vandalism, etc.).  

Too much stress.  

If you are not already at 75% LTV, you'll need to bring funds to close to reduce the principal down to 75% LTV.

FInding good subs like property managers, accountants, lawyers, a handyman is a way to help reduce your headaches and work on the business and not in the business.Best of luck

If it's locked in on a 30 year note, I wouldn't stress out too much about that rate.
