I think you are on the right track.

I ran into one owned by an LLC I had to do a little more digging to track down the owner.   

It sounds like you are already on the right track... learning and saving while you consider the right move. 

Most renters will get back on track as soon as they know you're serious.

I am used to tracking costs with my job so it has not been much trouble for me.

@Allen L. the process of tracking people down is called "skip tracing".

So, I think the only way to buy it would literally be to keep track of it until it gets listed for sale.

If you want to raise some $ and do joint ventures, track record and experience mean way more, but a degree adds, but doesn't subtract.
