Is there a lender (convential/hard money/private) who will loan up to 100% of purchase price in return for a share in the profits.

To date I have written 3 private loans at good LTVs and am very pleased with the results.

I've owned a few investment properties over the years and lately have stumbled my way into private/HM lending using my self directed IRA as the source of funds.

Another would be as a private loan.

thanks for the replys guys..and when i say "i can do almost everything"i mean when it comes to rehab work..windows,doors,flooring,drywall,ect...really the only thing i don't do is hvac...i even do light electrical...i guess i am really looking for a private investor that would recieve a nice return on their investment...i am sorry if i posted in the wrong place,but i didn't know where else to post.

Question - Can a private individual request to hold title or lien against personal property during the duration of a lease agreement with renter in the state of Illinois?
