What I did, was I found a duplex that was vacant, and then I was able to screen who I put in as a tenant on the other side.If you find a duplex where the owner was occupying a unit and you are going to simply move into that unit, then that may seem like the obvious choice, but either way it goes FIND OUT WHY THE OWNER IS SELLING.If they are selling because they don't want to deal with the tenants anymore, find out why....Also, find out if the tenant on the other side is "a protected class" that you would have to go through tons of paperwork to evict or raise the rent on, etc.

In fact, Private and Hard money are really just marketing terms.The reason it’s important to understand this is because some here apparently think cynically that even though most Private/HML terms are variable or negotiable, HML’s are somehow stricter or more demanding and it’s ok for a Private lender to skimp on the paperwork.

I’m assuming you are working with an agent on this one as I think the paperwork is a little different than a standard deal (I’ve also seen plenty of 1031’s being done like this in LA, not my deals but have seen it).

@Steve DullingerI’d suggest working with a buyers agent because the listing agent has a fiduciary duty to their seller and will only be useful for writing up paperwork.
