@Jon Gorham Student housing can be a great investment just make sure that you use really durable materials (high traffic carpets, stain resistant paint etc) to help the house stand up to the potential beating it will take from the tenants and remove things that break easily or increase your liability (IE ceiling fans).

It is true that the ownership percentage is stated in your operating agreement and eventually in your tax returns, but from the two government sides....1. the Fed has you opening the entity and the tax id assigned to you and your address.2. the MA has you opening the certificate of organization under your name and address with resident agent and other managers list to execute on behalf of the LLC.The attorney performing the closing on the property should verify the deed and ownership by themselves or via a title company.
