A lot of buyers will tell you straight up, to only contact them when you have exhausted other resources as they dont play the bidding war game, and trust me when I say, a lot of them done.

I worry we are heading back that way sometimes - it would be good for newbies to hear war stories!

Then there are numerous other options such as investing in a syndication, NNN, private lending, notes, traditional buy n hold, flipping, etc.
