Hello,I am graduating from business school June and will be moving to Charlotte full-time.

Moved to Panama in 2022 and started a licensed hard money lending business in 2023.

Lately I have found some excellent small business contractors that do great work without the high overhead.  

Its going to be managed by a property manager and thus a passive investment which is allowed per h1b rules.However, I am being needed to procure state and county hotel tax certificates which almost seems like I am launching a hotel business in the records of state.I am starting to wonder if this can cause issues down the lane when renewing my visa or applying for green card.If anyone else has a similar experience or own STRs on h1b, urgently want to discuss this with you.

I would do something like this into chat GPT or goggles bard:Act as a real estate expert specializing in property management, and a consultant in business analysis and decision-making.

The "Business Sprints" section especially, haha. 

My businesses will still hold debt.

I got busy on a couple of flips and came back to start working on the property.

I would think 25% would be more than sufficient in funds to keep you in business.

I've been hesitant to go into business with friends, but it could be a powerful play, and a valuable learning experience.
