Some of our more active investors use S-Corps, and a few are buying in their own name or with trusts.

Always keep in mind when buying a property without an inspection that if you go to sell it the buyer at that point more than likely will do an inspection, especially if they’re using a realtor.

You never know what’s going through a potential tenants mind.

But that won't help change your mind on the fact that you think zoning laws should be respected and not flexible, which I do understand.  

Keep in mind that refinancing comes with its own costs, and it’s important to calculate whether the savings from a lower interest rate will outweigh these expenses.
