DSCR, or debt service coverage ratio, is a measure of a property's ability to generate enough income to cover its debt obligations.

I saw the box the pool came in today; it measures 30" deep and 12 feet across. 

A person could have done a hundred deals but still not have enough cash flow to remain in business.The best measure of success would be how much cash flow and net worth each person has, but very few people will be willing to share that information.

I like to have payments deposited into an upfront account, then I transfer to another account with the same bank for a little measure of safety.

Fire damage--remove and replace; smoke damage--clean and deodorize (keep in mind that pretty much everything in the same airspace will have some measure of smoke contamination--this even includes the HVAC ductwork) ; water damage--mitigate and dry out (but if its remained wet for a period of time you might be looking at mold--remove and replace).

Windows can be pricey but if you have someone/handyman who can measure them and go order them from box store or wherever and get them delivered and handyman installs them it’s so much cheaper than having a company come in and do it.
