Multis feel more like a house and you have one person living with you (or 2 or 3 depending on duplex, trip, or quad), whereas an apartment complex has more amenities, but people sharing walls everywhere.

I lived in Saint Louis for most of my 20s (and grew up in the general area), but even after being gone for over 10 years, I wouldn't trust my ability to pick locations outside of the no brainer A-B areas.I hit my FI number and have left my "golden cuffs"; I don't know your situation, but I what I can probably promise you is that it is going to take longer and be more difficult than you expect.

1) Use a solid title company that won't insure everything 2) Buy only from legit and solid wholesalers / agents 3) If you can find out if the real seller still lives in the home that is helpful  -  get the story and try to do a little investigation yourself 4) Make sure the seller has a real and recent water bill - We can help you with that also so you don't get stuck with $2000 or more after closingI hope this helps you all because it is an amazing city to invest in.
