How does a 6-month vs. a year long lease agreement factor in when refinancing?

Hello,I have recently acquired a 4 bedroom 2.5 bathroom house in Matteson, IL.I want to turn around and sell it asap on either lease option or Seller financing.What should be my marketing strategy  and how can i do it fast ?

This could make sense on longer "leases", but not likely shorter term leases.Could this have some benefit to the owner in terms of delaying depreciation? 

I would like to go for FHA financing but the properties I have seen so far are fully leased.

I really do not like 5 adults live in my property as there will be too much hassle and too many parties, cars, too many boyfriend/girlfriends not on lease....But do not know how to avoid them without being accused of discrimination. 

So I would like to stay in NC unless there is a way to do seller financing/lease option and avoid the hike in property tax.
