The bottom of the kitchen sink cabinet was missing & had fungi growth that was never cleaned and replaced.

He started out doing that part time in the evening at his kitchen table.

My tenant says there is mold in the kitchen and living area and send me a photo.

They have regular basement stairs going down, and there is even a dumbwaiter going up from the basement so I assume they were going to put the kitchen in the basement.

The apt does not have its own entrance from the exterior; it must be accessed from the interior of the home via a basement door and stairs off of the living / kitchen area.* The main home is 2900 sq ft (3 bed/ 2.5 bath) and has 2-floors.

If any other major systems are recent updates (HVAC, windows) or if the kitchen has been updated somewhat recently, then you might not have to up your estimate here all the way to 10%.Property Management:  It'd be useful even if you plan to self-manage to talk to property managers in the neighborhood.
