I don't know your intentions for the space, or your arrangement with the owner, but a proper build out could involve fire separations from the rest of the facility, HVAC, electrical, fire suppression, etc.

In areas like east boston and chelsea sometimes it is hard to tell from the outside if there is really anything wrong, because the property could just be a rental property run by a neglectful landlord who has no intention of selling.The other thing you can do is reach out to me and I will try to get in touch with the owner for you if you do not want to.

After mailing for 3 months now, every lead that's come through has received 8-10 essentially identical letters from other investors, some that mail every two weeks.I know there's a market there, but I've thought about changing strategy and coming at it from a realtor angle, who can get them the most money for the property or make a cash offer.My original intent was to wholesale these leads, but when so many cash buyers are already mailing them I've been priced out of a few because of the wholesale fee.Do you solely offer the cash option?

Most seem to rely on issuing cease and desist orders.One needs to evaluate the laws of the state they're operating in, the state agency's interpretation of these laws, and the agency's historical enforcement actions as well as the political climate relating to the above.Blanket statements by responders while well intentioned are inaccurate; each state is different and research undertaken on the local level.
