For example, most of my pre-habs that fall into the #2 category are hoarder houses -- they are packed floor to ceiling with trash/furniture/personal items, and by cleaning out the house, other investors can start to see the potential, which automatically increases the resale value to those investors.Generally, #2 above only works if there are some major obstacles to other investors seeing the potential in the property.

If just lowering the price is the only real obstacle to getting the phone to ring, it appears that I should go to just above my "no profit" rock bottom price immediately or simply turn it over to an aggressive local real estate agent instead of investing a couple thousand in direct mail campaigns to either the local household community or cash buyer investors who have purchased more than two properties in the immediate zip code.
