Hello again, so...as is stated somewhere here on the forum, no question is a dumb question.My sister and I plan to incorporate soon and she is one test away from have her real estate license. 

I also owned a ceramic shop and I am currently waiting for an approval, from the United Stated Patent and Trademark Office on an item I innovated.

I think I would incorporate a whole section for "HOA" in the lease.

Has anyone used their future incorporated name as a sole proprietor DBA ie ABC Real Estate Services?

I personally would send a letter incorporating a solid rate hike.

@Dawn AnastasiYes I have the person's contact info, copy of his driver's license and his LLC article of incorporation docs, and signed contracts.  

I really really REALLY am super motivated, eager and ready to get this ball moving, especially since I own this business.Can't wait to incorporate my business into real estate as well!

Get something ceramic in a fairly "boring" color and buy extra (like a couple of boxes) so that a handyman can replace a broken tile when/if that happens.

So forget about this year.I done computer and accounting consulting work, and for incorporated entities, no need to issue it.

But I got it corrected and got the LLC certificate within a week or so.I also found generic Articles of Incorporation & an Operating Agreement online.
