Appreciation and CT is not as heady as other areas of the country, but I think we will improve.  

If you were to just sell it without refinancing, you would have access to 100% of your equity upon sale.

It can also take a LONG time to sell lots and it generally requires quite a bit of capital to improve the land to a point where you can sell improved lots.  

I only have access to the stats for my region...but in the entire mid atlantic, there is only 3 months of housing supply.
