If you're telling the lender it was out of service for 5 months, but told the IRS it was in service all year, then you're either committing tax fraud or mortgage fraud, and that's an issue (possible solution is a CPA "mea culpa" letter, which only works if you have a human tax professional and not turbotax, which is reason #34,266 why real estate investors need human tax professionals if they want good 30YF financing to maximize cashflow).

Always a good idea to drive by and check on your properties once a week when vacant, and make sure that your sign is visibleYou can contact the different agencies; craigslist etc... about the fraud and report the number and/or email associated with the scam, but I have never seen anything done.

My business would ideally be structured to:1) Invest in notes and be structured so that if the property were acquired by the business through DIL or foreclosure, I could legally coordinate a remodel/resale even though i would not be "swinging hammers" personally. 2) Protect my identity - because of the nature of my regular job, I do not want to do business under my own name.
