Model or WEst coast or higher end model if you can break even that's great let your tenant pay your house off.. because in 20 or 30 years in prime areas of RE your asset will have appreciated and might have appreciated to incredible heights.. the point @Ben Leybovich is trying to make is he is not bullish for any kind of recovery in his little town or area.

Also consider the area of the country--someone who moved to Phoenix and bought at the dizzing height created by liar loans and lying appraisers may not feel particularly guilty letting WaMu (whoever they are now) have their colateral back.

Instead of full height cedar walls change it into a wainscot and you could reuse the rest on the mirror wall once you cut them. http://www.houzz.com/Whatever you decide, I would make sure it ties in with what you have done in other parts of the house so it doesn't feel odd or drastically different.

We leveled the floor on the first level (both sides) by removing damaged floors in both kitchens and building a new, level floor that met the same height of a new, level floor we built on top of the remaining floor in the dining and living rooms.

You can add 1"x around the base up above the rail height and then a foot or so down from the top.

@Gary Alford what I meant by "the same"...is that low income, is low income, is low income. these people do the same things place after place after place. low income in capitol heights is low income in coppin heights.
