After a month, I finally did find an agent after my friend made a formal introduction. 2) I had two deals fall through after offers were accepted in the Wilkes-Barre region.   

The meeting may be small and simple but hope we can all pull value from it and maybe even turn it into something more formal with more people (Would love to help in facilitating that process).

Having a formal application process avoided having a possible "professional" tenant move in as well.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

@Bryan Rice- thanks ...I recommend  picking one  scenario and  getting a formal loan pre approval in place ...this will help answer  questions /  get  organized  and  educated and   also  insure you  have  valid  financing  in place  ( assuming you need to use a loan )  ...without the  financing  component  in place - the  next steps are harder to accomplich- good luck
